For example, in the American West, a prolonged period of drought in the 1970s led to a sharp decline in the interest rate gap, with yields on long-term bonds dropping by over 50 basis points (Figure 4).

Technological advancements, such as more efficient water treatment and irrigation systems, can reduce water costs and lead to a decrease in the interest rate gap (Figure 7).
